What Will It Cost?

The home inspection fee  varies depending upon the size of the house, its age, and additional services which may be requested as noted below. Just call with the details of your inspection needs, and we'll provide you with the total  cost of services. It's as simple as that. Our sensible, competitive fees are based on the size of the home to be inspected and any additional services requested, not the selling price. Keep in mind that the knowledge gained from the home inspection is always well worth the cost. The lowest-priced inspector is not necessarily the best value, and the purchase of a home is most certainly the largest investment you'll ever make. Ken Salvo’s experience, training, and communications skills will help to make the home inspection process both enlightening and informative.

As I am a licensed pesticide applicator, upon request,  I can also perform a wood destroying insect inspection at the home. I will be looking for readily visible signs of termites, carpenter ants, beetles and carpenter bees. I will then provide you with the documentation required by your lender.

You may also request that I perform a radon gas screening. Radon is a naturally occurring radioactive gas found in soils everywhere, and it is the single greatest environmental health hazard. It is a colorless and odorless gas that seeps from the soil into homes through cracks and other openings in the foundation or through floors and walls in contact with the soil. Exposure to radon causes lung cancer, and the New Jersey Department of Environmental Protection (NJDEP) recommends that all homeowners test their homes for radon, as radon problems can be fixed. Radon levels can be determined by special tests. As a NJDEP licensed radon measurement technician, Ken Salvo can place a measurement device in the lowest livable level of the home, usually the basement, and arrange to retrieve it in 2-5 days. Ken will use a NJDEP approved Charcoal Absorption Canister Device to measure the radon gas level. Sampling is simple and reliable. The canister is sent to a state certified laboratory for analysis, and results are usually available within 3- 4 days after completion of the test.

Oftentimes, if radon levels are above the state guideline of 4.0 pCi/l (Picocuries per liter) the seller is required to remediate the home, as part of their contractual agreement. Check with your legal advisor.

IMPORTANT NOTE: It is strongly recommended that trade specialists be consulted prior to closing on items not a part of the home inspection. Excluded systems and components such as: mold discovery, mold analysis or removal, underground oil tanks, underground wastewater disposal (Septic) systems, in-ground pools, security systems, lead paint testing, asbestos testing, etc. These items and systems require specialized equipment and expert knowledge beyond the scope of our home inspection.
